Residential Buyer’s Home Inspection

Price is based on square footage of the home.  Our pricing is very simple and lower than most other home inspectors.  GPI is here to help our clients without gouging their pocketbook.

The purpose of the buyer’s inspection is to understand the condition of their property when they are about to purchase.  For this inspection, Galaxy Property Inspection will inspect all aspects of the home within the Standards of Practice for home inspectors. GPI will provide a detailed report (with pictures) within 24 hours of the completion of the inspection, regarding the homes condition to the client.  This report is a visual inspection.  It is not intended to be a warranty for the property or give any indication as to how long a property or the systems within will last.  The report is based on the opinion of the home inspector on the day of the inspection. The report will not be forwarded to any other person or entity without the clients written approval. Payment is due at the time of the inspection.

Seller’s Home Inspection

A seller’s inspection is the same as a buyer’s inspection, but the purpose is for the seller to understand the condition of their property when they are about to put their property up for sale. Knowing the condition of the property will allow the seller the opportunity to fix any deficiencies that may affect the selling price of the home. For this inspection, Galaxy Property Inspection will inspect all aspects of the home within the Standards of Practice for home inspectors.  This report is a visual inspection.  It is not intended to be a warranty for the property or give any indication as to how long a property or the systems within will last.  GPI will provide a detailed report (with pictures) within 24 hours of the completion of the inspection, regarding the homes condition to the client. The report is based on the opinion of the home inspector on the day of the inspection.The report will not be forwarded to any other person or entity without the clients written approval. Payment is due at the time of the inspection.

New Construction Home Inspection

A new construction inspection is simply a visual examination of the home, by a licensed and trained home inspector at either the pre-drywall stage of construction or at the completion of the build. The buyer should understand the overall condition of the home at the time of purchase. For this inspection, Galaxy Property Inspection will inspect all aspects of the home within the Standards of Practice for home inspectors. GPI will provide a detailed report (with pictures) within 24 hours of the completion of the inspection, regarding the homes condition to the client. The report is based on the opinion of the home inspector on the day of the inspection. This report is a visual inspection.  It is not intended to be a warranty for the property or give any indication as to how long a property or the systems within will last.  The report will not be forwarded to any other person or entity without the clients written approval. Payment is due at the time of the inspection.

Commercial Building Inspection

Price is based on square footage of the property.  Our pricing is very simple and lower than most other home inspectors.  GPI is here to help our clients without gouging their pocketbook.  Prices for commercial inspections can be negotiated, however all commercial inspections have a minimum price of $500 due to the extended amount of work involved with this inspection.

For this inspection, Galaxy Property Inspection will inspect all aspects of the property within the Commercial Standards of Practice for home inspectors. GPI will provide a detailed report (with pictures) within 24 hours of the completion of the inspection, regarding the commercial property condition to the client.  This report is a visual inspection.  It is not intended to be a warranty for the property or give any indication as to how long a property or the systems within will last. The report is based on the opinion of the home inspector on the day of the inspection. The report will not be forwarded to any other person or entity without the clients written approval. Payment is due at the time of the inspection.

Pre-Listing Home Inspection

The Walk and Talk

Price is based on square footage of the home, however the cost is ½ the cost of a standard home inspection.

The Walk and Talk is a service provided by Galaxy Home Inspection to a client who is considering the sale of their property. This service does NOT include a written report and in no way constitutes an official home inspection. Galaxy Property Inspection will meet with a seller and will walk the property with the seller, identifying any major deficiencies as seen by the inspector on that day. The purpose is to give a seller information regarding the current state of their property which allows time for the seller to address any deficiencies that could possibly affect the sale price of their home. It is recommended that this service be done well in advance of the listing of a property. The seller is paying for the opinion of Galaxy Property Inspection. Payment is due at the time of the inspection.

Mold Sampling / Air Quality Testing

Offered with or without a home inspection

Mold Sampling in the home will follow InterNachi and IAC2 standards of practice.  2 air samples will be taken on the outside of the home, both on the leeward and windward side of the home.  2 samples will be taken on the inside of the home.  Additional samples may be added for an additional charge of $40 per sample.  The inspector will help the client determine how many samples would be appropriate for the given situation.  Tape and swab sampling is available.   Price includes overnight shipping to the lab who will provide a written report to the inspector and client.  Payment is due at the time of service.

  • Price with a home inspection:  $300

  • Price without a home inspection: $350

  • Additional samples:  $40 per additional sample.

Water Testing

Water testing is available from Galaxy Property Inspection.  Samples are taken at the clients home and delivered the same day to the water lab.  Results are generally available in 8 – 10 business days, depending on the current workload at the water lab.  If the water test is required for a lender, it is always recommended the client ask the lender what specific tests are needed for loan approval.  For FHA and VA loans, it is recommended to schedule water test #3.   Payment is due prior to service.

  • Water test 1:  Total coliform and Bacteria.    $140

  • Water test 2:  Total coliform and bacteria, nitrates and nitrites.  $190

  • Water test 3:  Total coliform and bacteria, nitrates and nitrites, and lead.  $235

    • 1 day turn-around rush order:  Add $350

    • 2 day turn-around order:  Add $200

 

Aerial Property Photography

Home Aerial photography:

While Galaxy Home Inspection is a property inspection company, Inspector Jim is a former helicopter pilot and holds an FAA UAS license.  We use an FAA registered Mavic 2 Pro drone and have the ability to take aerial photographs of a property. This is a service for all home and commercial properties. GPI will take 10 photos of a property using different heights up to 350 ft. If the property is large, the drone can take photos as high as 400 ft above ground level while adhering to all FAA rules and regulations. This service must be scheduled well in advance to give GPI enough time to research any current NOTAMS (Notice to Airman) that may apply to the airspace over the property. In some instances, aerial photos may not be permitted in accordance with FAA regulations. This is a great service for real estate agents who want additional pictures of a property before they list the property for sale. Payment is due at the time of service.

 

 

ADD-ON Services Available

Wood Destroying Insect Inspection

The WDI inspection comes with the NPMA-33 letter.  This inspection is a visual inspection for all wood destroying insects to include termites, carpenter ants, carpenter bees and re-infesting wood-boring beetles.  This is a visual inspection only.  No destruction of walls, siding or other areas of the home will be performed.  This inspection is performed within the regulations of each state for a visual inspection only.

GLA Floor Plans

Using mapping technology, this add-on service allows the inspector to make a “Gross Living Area” floor plan of the property.  It will include all rooms, closets, basement, enclosed porch areas, and stairways.  The client will be sent a floor plan via email, separate from the home inspection report.  The floor plan will be went with and without dimensions, showing the total square footage of the property.

 

Swimming Pool Inspection

Galaxy Jim is fully qualified to inspect swimming pools and spas.  This inspection is an add-on service to a full home inspection.  The inspection is a visual inspection of the pool enclosure, the surrounding deck area, the liner as seen from the deck area, skimmers, pumps, filters, and the electrical area.  The inspection will be an addition to the home inspection and all finding will appear within the home inspection report.

 

***  Galaxy Property Inspection does NOT do Radon Testing

Galaxy Jim is fully qualified on Radon and has done extensive research on this subject.  Radon tests are generally inaccurate over 40% – 90% of the time and nearly all outside factors can affect a radon test.  Radon levels can be affected by fluctuating barometric pressures, temperature, humidity, seasons of the year, HVAC use, ceiling fans, location of the test equipment, and other factors which make short-term testing very unreliable.  If a client truly wants to know the radon levels in their home, Galaxy recommends foregoing a 48-hour test and instead purchasing a continuous radon meter such as the RadonEye RD200.  Run the unit in the home for 6 months to 1 year and then look at the overall results.  It is recommended to test a minimum of 90 days on each level of the home and then average the result.  This is the only way to truly understand the radon levels in the home.  It is the opinion of Galaxy that adding a mitigation system should be based on these overall results rather than a short-term test.
