Home Inspection

A home inspection is not a process to pass or fail a home.  The inspection offers an opinion about the condition of the home based on observations made on the day of the inspection by a professionally trained home inspector.  It is important to understand that all comments of conditions, observations and recommendations are opinions.  Comments in the report are based on my interpretation of the various industry standards and practices.  Throughout the report, all comments and notes are to be considered as starting with the phrase “In my opinion“.

The inspection report provides you with information about the home that I believe to be of concern or interest.  A client is trusting my trained opinion and the report reflects that opinion.  Every home has defects and every client should expect that each report will include a long list of items that can and should be addressed, no matter how major or minor the defect may be.

To avoid redundancy in the report, any and all recommendations or comments for repair, replacement, additional evaluation, corrective action or similar should only be performed using recognized methods and materials by a qualified/licensed professional in their respective field.  In some areas, professional licensing of various trades is not required by municipal or other governmental agencies.

It is important to know a Home Inspection consists of representative sampling of multiple items; such as windows, doors, receptacles, switches, etc.  Reported conditions may exist at other locations of these items, but not specified in this report.

The inspection report is not designed to predict when things will break down or cause problems.  It is important to understand that any observed defect may be a symptom of a greater problem or a solution that may involve troubleshooting a system and not just addressing the item identified in the report.  This inspection report cannot address those possibilities.  PLEASE BE AWARE THAT ITEMS, SYSTEMS, AND COMPONENTS THAT ARE NOT VIEWABLE OR ACCESSIBLE; BEHIND FINISHED SYSTEMS SUCH AS WALLS AND CEILINGS, CANNOT BE INSPECTED OR REPORTED.

I recommend consulting with the seller regarding any and all repairs, additions, corrections, replacements or maintenance that have been done to the property and its components and systems.  This report may reference noted repairs, but, I cannot always determine why a repair was done; the documentation may be able to answer these questions.  It is highly recommended that clients contact the authority having jurisdiction about any and all permits for the above-mentioned criteria.
